Need an Expert Plumber in the Hills District?

When it comes to your home, the difference between a professional job and a DIY shortcut can be measured in thousands of dollars and years of hidden damage. We recently attended a call-out in Kellyville where a client faced exactly this situation—a bathroom vanity installation that looked fine on the surface but was hiding a major failure underneath.

The Problem: Hidden Damage Under the Vanity

The client noticed water pooling on the floor near their bathtub and vanity. Initially, they feared a leaking wall pipe, but upon investigation, the truth was much worse. During the vanity installation, the tilers (who were not licensed plumbers) had forced the pipework into place, cracking the 40mm basin waste socket—the critical connection point leading into the floor. Because this was concealed in a tight, confined space, the water leaked directly into the vanity base every time the tap was turned on.

Red Flags and “Cowboy” Repairs

As we began the investigation, the poor workmanship was obvious. Not only was the waste pipe forced, but the installers had also used the wrong type of trap for the application. To try and hide their mistake, they had simply gooped thick layers of silicone over the joint to force a seal. Seeing such a blatant lack of plumbing standards was an immediate red flag—it confirmed that the issue wasn’t just a simple leak, but a complete failure of installation. We had to remove their faulty trap entirely and install the correct plumbing components to ensure a permanent, reliable seal.

The Repair

To fix this, we had to perform a precise “surgery” on the bathroom unit:

Why Licensing Matters

This client is now paying twice: once for the initial installation and again for the professional repair. Because the original installers were unlicensed, the client has no recourse for compensation, and the error remained hidden until long after any unofficial “warranty” period had expired.

Don’t risk your home’s integrity to save a few dollars on installation. Licensed plumbers have the experience to handle tight, concealed spaces and the expertise to ensure your fixtures are connected correctly the first time.
